PROPERTY EASEMENTS
Accessing properties
Tipmont’s electric service territory includes homes, farms, businesses and schools in eight counties. As such, Tipmont occasionally requires access to privately owned property for projects to enhance our infrastructure and services.
The scope of this access varies by project. Generally speaking, it can entail approaching a fence line, accessing a yard, driving vehicles on property and, in some cases, usage of heavy equipment.
TIPMONT'S COMMITMENT
Tipmont will be clearly identifiable
Regardless of the project scope, Tipmont members will always be able to clearly identify that Tipmont is performing the work. The Tipmont logo will be prominent on the clothing and vehicles of onsite personnel — whether they are Tipmont employees or trusted third-party contractors.
Vehicles in use may include pickup trucks, sport utility vehicles (SUVs) and / or all-terrain vehicles (ATVs).

Scenarios to consider
To encourage safety for our members, crews and contractors, we encourage you to maintain distance from any work activities taking place.
- If a project requires access to an open yard
Onsite personnel will make a reasonable effort to inform property owners / residents.
- If a project requires significant and / or prolonged property access
Tipmont will reach out in advance to property owners to detail the work’s scope, timeline and specifics.
- If a project requires a service outage
Members will be contacted in advance by Tipmont or, as applicable, by onsite personnel.
Accessing properties
Defining easements
Tipmont generally performs infrastructure work in the context of an easement.
Easements are agreements with the property owner that grant utilities like Tipmont permission to build, access and maintain infrastructure. These are generally defined as public easements and private easements.
A public easement grants the general public the right of way for highways, roads or other thoroughfares.
A private easement gives rights to a specific individual or entity and is used for accessing your property (known as ingress or egress).
Tipmont has, or will obtain, private easements as necessary to install utilities and services, or repair infrastructure, across another’s property. We will never access or build on private property without a proper easement. And we will make every effort to contact property owners prior to building new infrastructure.
